Study access, utilities, terrain, orientation, restrictions, and infrastructure together.

A homesite can carry costs and design constraints that do not appear in a square-foot conversation. Driveway length, utility availability, well or septic planning, drainage, rock, slope, tree protection, fire access, and design restrictions may all influence the project.

The appropriate professionals and authorities must verify the conditions that fall within their disciplines.

The number and type of spaces, roof and structural complexity, glazing, interior detailing, appliances, building systems, outdoor rooms, accessory structures, and finish expectations all shape the project.

No. It is a planning tool based on the information entered. A project-specific proposal requires substantially more definition and is governed by its own written terms.

How does the custom home cost estimator calculate the range?

It applies Fusion's current low and high planning rates for the selected build level to the midpoint of the chosen square-footage band, adds a 5 percent planning buffer, and rounds each end up to the next $25,000.

Do I have to provide contact information to use the estimator?

No. The calculator and result remain anonymous. Contact information is requested only if you deliberately ask Fusion to email the range and follow up about the project.

Can I use the planner before buying land?

Yes, as an organizing tool. Mark unknown conditions honestly and avoid treating a planning output as confirmation that a particular property is buildable or suitable.

What site information should I gather?

When available, gather the survey, legal description, deed restrictions, utility information, access details, known easements, topography or drainage information, and any prior studies or approvals.

Why do material and quality expectations matter this early?

They influence assemblies, systems, detailing, trade involvement, selections, and the level of design documentation required. A useful plan cannot treat every finish level as interchangeable.
