But how do we get from those paper plans to the moment we hand you the keys? That journey is a partnership, and here is what that path will look like when you build with us.
1. The Vision and The Paperwork
Every journey begins with a conversation. Before a single nail is driven, we spend time understanding how you live. Do you need an expansive kitchen for Sunday dinners with the family? A quiet home office with inspirational views of the Hill Country? Or maybe a large covered porch for entertaining friends?
After we understand what your needs are for the home, we will produce a schematic design, essentially a “rough draft” that will allow you to make sure that we are on the right track. This schematic design will be used to red-line any changes you wish to make - perhaps the master bathroom is a little too small or the kitchen is a little too big, and you want to tweak them just a little bit. Or, maybe you want cedar siding where we showed stone. The schematic design is an informed idea of what we think you want based on our earlier conversations, and you won’t hurt our feelings if you don’t love every aspect of it! This is a necessary step for us to grow through together so that we may better understand your wants and needs!
After red-lining the schematic design we will begin making the desired changes and then present one more preliminary plan for your approval. Usually there are some smaller changes or tweaks caught during this phase. We will make those adjustments and present you with what should be the final design!
Once the design is set, we move into the "Construction Document" phase. This is where your dreams meet engineering. During this stage, we focus on the details. One thing that we have learned over the years is that it is MUCH more affordable for our clients to make design changes on paper than to make them during construction! We will work alongside you to make sure that we get all the details just like you want them, and once that is completed we will begin to produce a bid for your project. In order to give you an accurate bid, you will have some legwork during this phase - we will need you to select everything! Plumbing fixtures, tile, countertops, lights, paint colors, etc. We will, of course, walk through this with you, but ultimately, it is your house and we want you to love it!
2. Breaking Ground
There is nothing quite like the day that the project gets started! Maybe it's an engineered building pad with dump trucks dropping loads of base, or it could be an excavator carving the footprint of your home into the earth. Either way, this makes the project feel "real" for the first time. We take great care during this phase to respect your land and prepare a foundation that is built to last for generations. The foundation will be formed up at this time and all systems needed in or under the slab will be completed during this phase. When everything is ready and the reinforcing steel has been inspected, the concrete will get poured.
3. The Skeleton and the Systems
Once the slab is poured, the framing begins. This is the stage where you can finally walk through the rooms and get a sense of the scale and views. Following the framing, we will dry-in the structure and begin work on the exterior siding. Once the structure is dried-in, we install the "veins and arteries" of the home—the plumbing, electrical, HVAC, and other necessary systems. While these aren't the "pretty" parts of the build, they are the most critical for your long-term comfort. After all the “veins and arteries” are ready we will insulate the home and prepare it for drywall or other interior wall coverings.
4. Making it Your Own
This is the stage our clients often enjoy most: the finishes. From the texture of the walls to the custom cabinetry and tile work, this is where the house truly becomes a home. Our team works meticulously during this phase, knowing that the beauty is in the details. We don't just want it to look good; we want it to be perfect. Be prepared to be patient during this phase - small details and meticulous craftsmanship will make it seem like the project is dragging at times, but I promise that your patience will be rewarded in the end!
5. The Final Walkthrough and Handover
Before we hand over the keys, we walk through every inch of the home with you. We ensure every door swings correctly, every outlet is powered, and every finish meets our Fusion Master Builders standard.
Our relationship doesn't end when the construction dust settles. We take pride in knowing that we haven't just built a structure; we’ve built a home for you and your family. We have also built a relationship with you, our client! We stand behind our work with a 10 year structural warranty, and a 1 year full warranty for all the work that we completed for you.
